Build a full monthly estimate

Ask for realistic figures for taxes, insurance, HOA dues, and utilities, then add them to the mortgage payment. Some of these costs can change over time, so leave room in the budget.

Home maintenance is irregular but real

Roofs, appliances, plumbing, HVAC, paint, landscaping, and ordinary repairs do not arrive as one predictable monthly bill. A maintenance reserve can help you prepare for those expenses.

A condo with an HOA, an older single-family home, a pool, solar equipment, a large yard, or a hillside lot can each create different ongoing costs. Evaluate the actual home, not only a generic homeownership estimate.
