Because those ranges are relatively close, this comparison is less about assuming one neighborhood is the cheaper choice and more about looking at the specific house, lot, condition, street, and monthly ownership costs.
Van Nuys gives you a very central Valley location
Van Nuys sits near major north and south routes and gives buyers access to the 405, the 101, and the 170 through nearby corridors. It also has Metrolink service and access to the Metro G Line.
For someone whose week involves driving in several different directions across the Valley, that central location may be one of the strongest reasons to consider Van Nuys.
Reseda has a strong West Valley connection
Reseda sits farther west and gives buyers convenient access toward Northridge, Tarzana, Encino, Woodland Hills, and other West Valley areas. The Metro G Line runs through Reseda and connects toward North Hollywood.
If your work, family, shopping, or daily routine is already centered farther west, Reseda may make more sense even when two homes look similar on paper.
Compare the actual homes, not just the ZIP code
Both neighborhoods have many detached homes without an HOA, along with condos, townhomes, and smaller multifamily properties. Lot size, parking, renovations, accessory dwelling units, street traffic, and condition can vary significantly from one block to another.
That makes it especially important to compare what your budget buys in each neighborhood at the same moment, rather than deciding from a neighborhood reputation alone.
Everyday convenience looks a little different
Van Nuys Boulevard, Sepulveda Boulevard, and the Civic Center area give Van Nuys a large concentration of stores, restaurants, services, medical access, and government offices. The Van Nuys and Sherman Oaks Recreation Center and the Sepulveda Basin also add substantial recreation nearby.
Reseda Boulevard and Sherman Way are major everyday corridors in Reseda, with shopping, restaurants, services, and easy access toward Northridge and Tarzana. Reseda Park is a major neighborhood recreation space.
Think about the commute before the house wins you over
A home can look perfect during a showing and feel very different after a week of commuting. Before choosing between Van Nuys and Reseda, test the drive or transit trip you will actually make at the time of day you will actually make it.
Ten or fifteen minutes on a map can feel much larger when it is repeated every morning and evening.
So, which one should you choose?
Van Nuys may fit you better if a central Valley location, Metrolink access, and easier movement toward several parts of Los Angeles matter most. Reseda may fit you better if your life is centered farther west and you like the access toward Northridge, Tarzana, and the West Valley.
Because the median values are so close, I would let the specific property decide the final round. Compare the homes you can actually buy, then compare the commute, street, condition, monthly costs, and how each location fits your routine.
