I have a budget, but I don't know which parts of the Valley I should actually be looking in. Where do I start?

Homebuyer comparing neighborhood listings, a map, and a calculator

Start with your full monthly housing budget, not just the purchase price, then compare current homes in the Valley that fit that number. Different neighborhoods can offer very different property types, lot sizes, HOA costs, and home conditions at the same overall budget.

Start with the monthly number

A purchase price is only one part of the budget. Compare the estimated principal and interest, property taxes, insurance, HOA dues when applicable, and a reasonable allowance for maintenance so you can judge the monthly commitment more realistically.

The same budget can look different from one area to another

One neighborhood may offer a condo or townhome at a given budget while another may have a detached home with a different lot size, condition, or HOA structure. Looking at current inventory is more useful than assuming every Valley area delivers the same type of home at the same price.

Connect the budget to financing and search

If you have not already done so, review the pre-approval process and affordability guidance, then use the live property search to compare homes that fit your numbers.

California and San Fernando Valley context

San Fernando Valley neighborhoods can differ block by block in housing type, lot size, HOA structure, commute patterns, school boundaries, and nearby services. Compare the actual homes and streets that fit your priorities instead of treating an entire community as one uniform market.
