How Much Is a Home in Encino, California Right Now?

October 20, 2026
Ventura Boulevard street sign, palm trees and businesses in Encino

According to Redfin's September 2026 data, the median Encino sale price was approximately $1,774,503, an increase of 22.4 percent from a year earlier. The median time on market was 63 days. Those figures provide a useful starting point, but they cannot tell you what an individual home is worth.

Encino is not one price category

Encino includes luxury hillside estates, established single family neighborhoods, townhouses, and condominiums. Homes south of Ventura Boulevard can compete in a very different segment from smaller properties elsewhere. The neighborhood median combines these transactions. Buyers and sellers need comparable sales that match the actual property type, condition, size, and location.

What the data tells us

Redfin reported a sale to list price ratio of 98.1 percent. About 28.1 percent of homes sold above list price, while 36.6 percent experienced price drops. Both can be true. Well positioned homes may attract strong interest while overpriced properties require adjustments. Different market data providers can also report different medians because of their geographic boundaries and methods.

Advice for buyers

Look beyond the asking price. Review recent comparable sales, property disclosures, insurance, taxes, and any association obligations. If a home has been listed for a long time, ask why. It could be pricing, condition, or a feature that limits the buyer pool. A long listing period is not automatically a bargain.

Advice for sellers

The most expensive nearby sale is not always the best comparison. A realistic pricing strategy considers competing inventory, property condition, presentation, and the buyers most likely to be interested. I would build the analysis around homes that genuinely resemble yours. Encino's median is a headline. Your property's actual market segment is the story that matters.
