Airbnb AirCover for Hosts provides meaningful protections, but it is not a substitute for understanding the insurance needs of your rental property. If you rent a home in the San Fernando Valley, the right questions involve the type of rental, the platforms you use, your own policy, and the risks you need covered.
What AirCover includes
Airbnb's March 2026 guidance describes up to $3 million in host damage protection and up to $1 million in host liability insurance. These are different programs. Host damage protection is a reimbursement arrangement, not an insurance policy. Host liability insurance can address certain injuries and property damage claims, subject to its terms.
What is and is not protected
Airbnb says host damage protection may include guest damage to furnishings, valuables, parked vehicles, and boats, certain pet damage, additional cleaning, and certain lost income after qualifying guest damage. It is incorrect to claim jewelry, fine art, or pet damage are always excluded. However, normal wear and tear, currency loss, and acts of nature are among the exclusions Airbnb identifies. Eligibility, limits, and documentation requirements matter.
Claim deadlines and other bookings
Airbnb generally requires a reimbursement request within 14 days after the responsible guest checks out, with additional process requirements. The program relates to qualifying Airbnb stays, so owners accepting direct bookings or reservations through other platforms should not assume the same protections apply. Read the current program terms before a loss occurs.
Your own insurance still matters
A standard homeowner policy may not respond as expected to rental activity. Tell a licensed insurance professional whether you rent a room, the whole property, or a home for extended stays. Ask about guest injury, property damage, lost rental income, and bookings outside Airbnb. Short term rentals, longer furnished stays, and traditional tenancies can present different coverage and legal issues.
Look at the full investment
Before relying on rental income, verify local rules, permitted uses, operating costs, insurance, and realistic occupancy. AirCover may be one useful layer of protection, but it is not a complete business plan or a complete insurance strategy. As a realtor, I can help assess the property and local market, while a licensed insurance professional can address the coverage details.
