Know your limits before the house appears

Write down your maximum comfortable price, important contingencies, location needs, condition standards, and non-negotiables before you fall in love with a particular property.

Use the property facts, not just the competition

Review comparable sales, disclosures, known condition issues, likely monthly cost, and the offer terms you would need to accept. A multiple-offer situation does not automatically make a home worth more to you.

Walking away can be part of a good buying strategy

If the numbers stop working, material concerns are unresolved, or winning requires terms you are not comfortable with, passing can protect your larger goal. Another property will come along.
