Can You Rent Your San Fernando Valley Home to a Film Crew?

Yes — a home can earn income as a production location, subject to the agreement and local requirements. The production needs your written permission, and in the City of Los Angeles commercial on-location filming generally requires a filming permit on private property as well as public property. FilmLA coordinates permits; an owner’s permission does not replace the city permit.

This isn't theoretical for me. Before I became a Realtor, I ran a property management company in Atlanta where we rented out vacant homes as production locations for music videos and commercials. I've seen what a well-managed shoot looks like — and what a badly managed one does to a house.

How it actually works

Location scouts find homes through location libraries, agencies, or simply driving neighborhoods. If your home has the right look — a mid-century kitchen, a pool, a craftsman exterior — a scout may knock on your door or leave a note. Compensation is negotiated per production and depends on the size of the shoot, the number of days, and which parts of the home they use.

The paperwork that protects you

  1. A written location release. Never agree verbally. The release should spell out exactly which rooms and areas are included, the dates and hours, the crew size, and what happens if they need the kitchen after all — get changes added in writing on the day, not after.
  2. Before-and-after photos. Photograph every room on day one. It settles damage arguments fast and is the single cheapest insurance policy you'll ever buy.
  3. Cleanup and restoration terms. The contract should say the home is returned to its pre-shoot condition, with a timeline.
  4. Your mortgage and insurance. Check your homeowner's insurance and mortgage terms before you sign — some policies need to know about commercial use of the home.

Don't forget your neighbors

Share dates and hours with neighbors through lawful direct communication. Coordinate required neighborhood notifications with the production and FilmLA; a personal note does not replace the official process. Productions also carry liability insurance for the shoot, and legitimate companies will show you their paperwork without being asked. If a production can't produce a release, insurance, or a permit plan, that's your sign to walk away.

Why this matters for Valley homeowners

The San Fernando Valley has homes and residential settings that may interest location scouts for commercials, music videos, and other productions. A distinctive home can become an income stream between tenants, between listings, or alongside your own use. That's exactly the kind of income strategy I help homeowners think through as part of my property management work.

Before signing

Confirm the exact jurisdiction, permits, insurance, payment terms, crew access, and responsibility for damage with the production. Location use differs from short-term or mid-term lodging. Discuss the proposed agreement with your insurer and an attorney; income and bookings are not guaranteed.
