
You can plan around your own stays by reserving those dates first and offering only the dates you are willing and permitted to rent. Before publishing a listing, confirm the rules for your address and arrange cleaning, access, and a place for personal belongings between visits.
Start with the time you want at home
Write down the dates you know you will use the house, including holidays, family visits, and a little time before you arrive. Blocking those dates in your booking calendar is different from hoping the home remains available. Keep enough time between a guest departure and your return to check the property and prepare it for your stay.1
Keep one clear calendar for everyone involved. Decide who can change availability and how far ahead you are comfortable accepting a reservation. Do not offer dates you may need back, because confirmed reservations create commitments.
Check whether occasional hosting fits your property
Occasional use does not automatically make a rental eligible. Confirm the city or county that governs your exact address, then check registration, residence, and property restrictions before accepting guests. A home elsewhere in the Valley may be governed by different rules from a home in the City of Los Angeles.2
Ask your insurer about your proposed arrangement and review any lease or association restrictions. Do not assume your regular home policy covers paying guests simply because you only host occasionally.3
Plan the change from your stay to a guest stay
Choose a secure place for personal documents, sentimental belongings, and anything you are not making available to guests. Make a simple inventory of the furniture and household items that stay in the home. Decide who checks supplies, changes access codes, and confirms the cleaning is complete.
Compare the time involved with what you would be comfortable delegating. You might manage the calendar yourself and arrange local cleaning, or discuss a broader management arrangement. The right setup should protect your ability to enjoy the home, not make your own visits difficult.
