Ask who will physically visit the property, respond to urgent problems, and keep you informed. Choose the scope in writing so remote ownership does not depend on guesswork.
Separate on-site work from online administration
A person who handles bookings remotely may not be the person who can inspect a leak or meet a repair company. Identify which jobs require someone nearby, including authorized property checks, supplies, cleaning oversight, and emergency access.
Ask each candidate to explain their local coverage and backup plan. Clarify whether vendors are employees or independent providers, who verifies the work, and how you are notified when something needs attention.
Compare reporting as carefully as the fee
Request an example of an owner update with personal details removed. Decide whether you need regular condition reports, a maintenance log, booking updates, or confirmation after each turnover. Agree on the cost threshold above which approval is required before a repair.
Check relevant professional licensing through the California Department of Real Estate when the work requires it. Verify references from owners with a similar property and management arrangement.1
Keep oversight separate from guest surveillance
Arrange inspections and property photographs with lawful access and respect for the occupants. Images of an empty home between stays can document its condition; they are not permission to watch guests inside the property.
Airbnb prohibits indoor security cameras in home listings, even when turned off. Any permitted exterior devices must meet platform disclosure rules and applicable privacy requirements. Remote ownership needs reliable local people, not intrusive monitoring.2
